However, Japan’s Taisei Corporation has introduced a groundbreaking technique called the Ecological Reproduction System (Tecorep). This innovative approach not only preserves valuable building materials but also generates clean energy during the demolition process. By utilizing giant jacks and energy-generating cranes, Taisei Corporation is revolutionizing urban renewal in Tokyo and setting a new standard for environmentally-friendly construction practices.
Preserving the Environment and Building Materials: Unlike conventional methods that rely on wrecking balls, explosives, or jackhammers, Tecorep focuses on sustainability and resource efficiency. The process begins by removing all non-structural elements and salvaging reusable materials. With each floor meticulously disassembled from the top down, beams and concrete are carefully dismantled and transported to the ground using a crane that harnesses energy from its descending motion. This energy powers various equipment employed in the demolition, reducing carbon emissions by an impressive 85 percent.
Retaining Building Integrity: Throughout the demolition process, the building’s exterior remains visually unchanged, providing a remarkable sight as the towering structure gradually diminishes. Temporary columns and giant jacks support the floors, allowing for the safe disassembly of structural elements. The building’s original appearance is maintained until the final stages when the jacks are used to lower the remaining floors. By preserving the roof until the last, Tecorep ensures that the building retains its familiar silhouette, even as it undergoes a transformation.
Enhanced Environmental Benefits: Tecorep offers significant environmental advantages compared to traditional demolition techniques. By reducing dust levels by 90 percent, it significantly mitigates the negative impact on air quality in surrounding areas. Moreover, noise pollution is minimized, with noise levels reduced by 17 to 23 decibels. These factors make it an ideal approach for densely populated urban areas where minimal disruption is crucial. Additionally, Tecorep can be carried out regardless of weather conditions, enabling more flexibility in the demolition process.

Hideki Ichihara, Taisei’s head of construction technology development, predicts that within the next decade, around 99 of Tokyo’s high-rises will require demolition due to their 30- to 40-year lifespan.
